Lake Sinclair housing market not slowing down

PROPERTY NEAR AIRPORT SELLS FOR $1.82 MILLION

Twenty years ago, leading up to the Great Recession, a home on Lake Sinclair selling for $500,000 would raise eyebrows. That now seems like ancient history, as some lakehouses now sell for three times or even four times that amount.

Baldwin County’s largest residential purchase of 2026 was recorded several weeks ago, as the property at 191B East Lakeview Dr. sold for $1.82 million. The $3,304-square-foot house, built last year, sits on a .91-acre lot.

The transaction marked the 12th lake house to sell for more than $1 million in the last 12 months. Here’s a look at the other 11, beginning with the priciest:

• 239 Lakeshore Circle ($2.25 million) – Also located near the airport, the 2,854-squarefoot- house was built in 2019.

Lakeshore Circle is increasingly becoming a “teardown” neighborhood. The same property, which sits on 1.11 acres, sold for $1.4 million in March 2023. The new owners held on to the property for 30 months before selling it for $825,000 more than they purchased it for.

• 113 Daisy Trail ($2.24 million) – The 1.93-acre property is located off of Forte Drive and Meriwether Road. The 3,406-square-foot home was built in 2021.

• 409 White Oak Cove ($2.2 million) – Another new construction, this property is located in The Falls at Rocky Creek, a new subdivision off of Gumm Cemetery Road beside an old pine thicket. The 2,078-square-foot home has four bedrooms and 2.5 bathrooms. The Falls at Rocky Creek, according to its website, is a private gated community featuring an exclusive waterfront club house and pool area,” as well as a private boat ramp and slips.

• 259 Old Plantation Trail ($1.35 million)

• 67 Mariners Drive ($1.3 million)

• 116 Island View Drive ($1.27 million)

• 127 Sportsman Circle ($1.22 million)

• 872 Parham Road ($1.21 million)

• 256 Jule Ingram Road ($1.2 million)

• 190 Waits Road ($1.2 million)

• 123 Rocky Creek Road ($1.1 million)
